A HISTORICAL OVERVIEW OF OUR PROJECTS AND HOW WE HAVE EVOLVED THROUGH THE DECADES

1980s Our senior partners focused on small multi-tenant suburban office buildings and spearheaded the development of the Capitol Bank of Commerce office tower at 300 Capitol Mall in Sacramento’s CBD.

EARLY 1990s We developed one of the first large floorplate suburban office parks in the Sacramento market at South Bradshaw Business Center, featuring build-to-suits for AT&T, the State of California and Level One Communications, which was later acquired by Intel Corporation.

1990s Over the decade we were fortunate to acquire and reposition nearly 1 million square feet of office properties in Sacramento and Stockton. Although development is our primary focus, we will never shy away from a great opportunity to add value.

LATE 1990s AND EARLY 2000s We expanded on our build-to-suit experience at Zinfandel at Capital Center in Rancho Cordova, developing 1.1 million square feet for notable users such as Vision Service Plan, Verizon Wireless, Delta Dental of California and the State of California.

2000s Building on our office experience, we entered retail development for the first time in Roseville, developing Creekside Town Center and the Ridge at Creekside in Roseville. Later in Folsom, we developed Folsom Gateway on the eastern end of Folsom Corporate Center, and a grocery anchored center called Morada Ranch in Stockton, California.

2000s AND 2010s At Folsom Corporate Center in Folsom and Creekside Ridge in Roseville, we continued to evolve, building a medical office for Kaiser Permanente, R&D tech lab space for Micron Technology and Agilent, and a corporate headquarters, completing approximately 800,000 square feet of new space in these two fast-growing markets.

TODAY We are exploring new ways to meet the growing demand for housing in the Capital City region. We are currently completing more than $150 million of new developments in the region to include Gio, a 213-unit mixed use residential project in Sacramento’s central medical district, and a 233-unit senior living project in suburban Rocklin.

TODAY We are also developing workforce housing concepts that will allow us to meet the needs of a broader range of residents, in addition to higher-end, high-density communities. At the same time, we are delving into office, medical, retail and education concepts that will stand the test of time in our ever-changing world.
